I purposely limit the homes that I manage to twenty and no more, as anything more than that and I would be unable to devote enough attention to each indivual clients home.  I have over 10 years experience in property managent and have built a reliable and consistent method of choosing tenants and a portfolio of affordable and quality trades people to attend to any maintenance that may arise. What is your management fee?

I charge a 10% of gross rent management fee for full time rentals and 18% for vacation rentals.  There is no other hidden charges, no fees for placement of tenants, no costs to oversee work done. I encourage you to do a price comparison to see that these rates are competitive.

How do you do your accounts?

Every home under my management gets a trust fund opened for it at Bay Federal Credit Union.  Keeping every account seperate and clear is important to me which allows the owner to get up to the day reports of every deposit and withdrawl.  I email a report once a month with all activity on the account and a running total of earnings for tax accounting purposes.  Want to see a sample statement? How do you deal with problem tenants?

I am well versed and understand the letter of the law when it comes to tenant rights and I follow it exactly because that is the only way to protect the owner and myself legally.  I think this is the sign of a good Property Manager.  As of writing this there is several steps to removing problem tenants that I am well aware of.

Will the rent be enough to cover my mortgage?

Most of the time yes. It of course depends on several factors, like how much you put down, the cost, the location, the type of mortgage, and the interest rate.  Right now it is a lot easier to cover all costs of the home with rent income that it has ever been before.  Please contact me if you'd like me to go over this with you as it is a case by case basis.

Vacation Rentals

These properties are meticulously maintained and represent some of the best vacation opportunities in Santa Cruz County.  If you are looking for easy walking to downtown Santa Cruz or Capitola and some great nightlife to keep it lively, I have that.  If you are looking for quiet and zen like solitude for unwinding, I have that too.  Most of my vacation rental business comes through VRBO or through AirBNB, however, if you contact me directly, discounts will apply. Long Term Rentals

Availabilities vary throughout the year due to some home owners changing their longterm rental into a vacation rental for summer.  I consider myself a fair and straightforward property manager that operates under mutual respect. I pride myself on being a fair and approachable property manager.  I put all contracts out in the open and encourage tenants to undertake the education and understand what rights they do and don't have.  Communication is the most important aspect of the relationship and I suggest you read what I'm telling owners above.  If you are in need of a home to live in, please do not hesitate to contact me using the colored icons on the right side of the page or on the contact page.  As this webpage develops I will have my available rentals posted and linked here.

Do you require credit checks?

I require that every applicant provide me with a credit check and proof of finances as well as a filled out rental application.

When is my rent due?

You will have 3 days past the end of the month to postmark your checks or pay online.  Rent will be considered delinquent after 7 days.  For a full article on tenant rights view this guide.

Who do I call for repairs?

I provide every one of the households I manage with a comprehensive contact list of excellent tradesmen. Depending on the lease, you may be responsible for the repairs.  Typically you will notify me of the issue and it will be taken care of within a week or sooner depending on the nature of the call.
